ACS offers a unique online auction format for trustees, estates, municipalities, and other entitities seeking to divest properties in Connecticut, New York, and Florida.  All ACS online acutions feature a basic 5-step process:

1) Initial Documentation - procure ownership documents, representation documents, proof of current tax payment status, documentation of any liens or outstanding mortgages, and due diligence documents such as environmental reports, site plans, and surveys.  The documentation is prepared in electronic formats for easy delivery to prospective purchasers.

2) Legal Sales Documents - listing agreement citing minimum bid, commission to be paid by buyer or seller, co-brokerage commission for participating broker, participation fees for prospective purchasers; and purchase and sale agreement with conditions of sale.

3) Marketing Materials - preparation of marketing flyers, print ads, email campaigns, and targeted phone calls to prospective buyers.  Listings on Loopnet, Co-Star, Multiple Listing Service.  Print ads in publications such as New England Real Estate Journal and Commercial & Investment Properties.  Proprietary databases include over 800 regional commercial broker / agents and over 1,400 builders and developers.

4) Review & Bidding Periods - review period for prospective purchasers to request and examine documents, advertised site visits and tours, open bidding period with bids periodically posted online, sealed bidding period.

5) Closing - highest bidder that successfully submits deposit and executes purchase and sale agreement by deadline closes.
